How to Choose Garage Building Plans
How To Choose Garage Building Plans
You bought your house a couple years ago, but it didn’t have a garage. You are now to the point you really need a garage, not only for you car, but for extra storage space as well. You would really like to build it yourself to save money, but know realistically that this is way over your skill level. There are several ways you can save money and still use a local contractor to build your garage.
First thing you can do is to get a good set of garage building plans yourself. You can save a small fortune by doing this instead of paying your contractor to design the structure. There are many options available online. However, I would not recommend looking for a free set of garage building plans, paying for a set of plans that has been designed and engineered by a professional will more than pay for itself. A good set of building plans will come with drawings, complete material list, cut sheets and step by step instructions.
As we have all seen with the economy, the realestate market took a pretty big hit this past year. This affected everyone, including building contractors, framers, roofers, etc. These people really need some work and will take just about any job they can get, and will be much more willing to negotiate on money and terms of the contract.
Once you have found your set of garage building plans, take the complete material list to two or three of your local lumber yards and get prices from them in writing. You will find that you can save anywhere from 10% up on your cost of materials. You may want to have each one bid on building your roof trusses too, this could be less expensive than what your contractor would charge.
Now you are ready to start talking to contractors. Tell each contractor that you are getting bids from that you will be furnishing the garage building plans and all the materials. This is one of those areas that a contractor will be more willing to accept in todays economy than they would have been when the market was hopping. Typically, a contractor will want to provide the material and plans, but they also want to add a percentage of anywhere from 10% to 20% onto the total cost of material, kind of like a handling fee. You can save a lot of money by buying the materials yourself.
Other ways you can save money is by doing some of the work yourself. You need to determine what you can do and make sure that is clear to the contractors who are bidding on the work. Things you might consider doing yourself is painting the inside and outside of the garage, construction clean up, maybe you know something about wiring, whatever it is you can do yourself, it will save you money.
What some people don’t know is that a contractor gets a proposal from each of the subs that he will need for a job and then, like with the material, he will add on a percentage. So even eliminating a couple of the subs, you could save hundreds or even thousands of dollars.

Potting Shed Plans: Build Your Own Dream Potting Shed
What do you need in a potting shed?
A potting shed is not necessarily complicated to build. It is generally be a very simple building. At the least it needs to hold your planting supplies and tools. Your potting shed doesn’t really even have to be big enough for you to enter it.
If you do plan to build your shed spacious enough to enter, I recommend a window as it will bring in natural light that will make the space more pleasant. Natural light is a must have if you plan on spending time potting inside the shed.
Shelves for pot, seed, and soil storage will be useful. Also, consider having a book shelf for any magazines, growing guides, and gardening books.
It goes without saying that a workbench should be included. When building your own potting shed you can determine how tall you want your bench to be; they are usually thirty-four inches.
Additions
One of the best things about gardening is being outdoors. You can extend your shed’s roof to make an overhang and install a potting bench beneath it. This will make a pleasant place to work as potting sheds can become uncomfortably hot in the summer.
Add a pegboard over your potting bench and inside of the shed. This keeps those many loose small tools straight. Also plan a wall for hanging your larger tools. It is neither safe nor efficient to lean them all in a corner.
Different plants like different soils. It is useful to have perlite, vermiculite, sand, and potting soil available. The same goes for fertilizer. Having an area designed to store these is a good idea. I recommend using Rubbermaid containers instead of just keeping the original bags. Purchase matching stacking containers to make better use of your space.
Consider having running water at your potting shed. A nearby hose will give you a good place to clean tools before putting them away, not to mention watering-in newly planted seedlings.
While not a necessity, running electricity to your potting shed is another thing to consider. You may want to keep a small refrigerator for storing bulbs long term and for cold drinks! Having light available for those late night planting projects is useful also.
One great addition is a small cold frame against the sunniest side of your potting shed. Old windows work great as a lid or you could purchase some pains of glass. Cold frames will give you a jump start your growing season.

Building a basic shed from plans is pretty easy. A few adjustments will help you create a potting shed that all your gardening friends will be sure to envy!

Shed Foundations
August 16, 2010 Posted by adminShed Foundations. Don’t Start Building Without Them!
Although no one can see it of course, your shed foundation is one of the single most important considerations when building any outdoor storage building. Without it the structure will simply not last but with a good foundation, you will have made an investment that will last for years to come. There are different types of shed foundations for you to consider . Here are some of the most popular and easiest foundations to construct:
Perhaps the most straightforward foundation of all is a dirt floor and this is acceptable for a pole type barn. However, this will not do a tall if your shed or barn has has actual framing of the walls as it will need to sit on a level, stable, and dry surface to be fully functional.
Place your shed on 6 inches of crushed gravel if you don’t have any concerns about water drainage. In addition to this you can place blocks on this gravel and then put the floor supports on these blocks to keep the shed up off the ground.
If you are a “belt and braces” sort of person, concrete slabs can also be placed on tops of this but this is an expensive and option pouring their own concrete slabs is out of scope for most home owners. The other thing to remember about concrete slabs is that concrete absorbs water and you must use pressure treated wood wherever it comes in contact with the concrete.
You could also use concrete piers that are poured below grade and attach beams that your shed will rest on. This is a great way to keep your structure off the ground while giving the solid support of a concrete foundation.
At the end of the day, whatever foundation you decide to have you must make sure the shed will rest completely level so the doors and windows will fit and operate properly. You must also make sure that water is diverted away from the foundation so it will not settle and cause the building to lean to one side or the other.
A good set of storage building plans will usually have a detailed description of the different shed foundation options and which one is best for your structure and location. It’s always a good idea to check with you area’s building and permits authority to make sure you follow all guidelines and building codes.

Are You Looking for 8×12 Shed Building Plans?
August 8, 2010 Posted by admin8×12 Shed Building Plans-What to Look For!
So you’re looking for 8×12 shed building plans? Whatever you need your extra storage for-as a home for your new snow thrower, an organised area for your garden tools or just a place to store the kids’ bikes-you clearly know what sort of size that new shed has to be. Good job!
You probably know as well how much time and trouble you are going to save by getting your hands on a professionally designed set of shed building plans. If you’re not too experienced though, it can be a bit daunting building your own shed instead of going to buy one of the pre-built ones or a shed kit form the local building store
Here are 3 tips on what to look for in good 8x 12 shed building plans:
1.There are literally hundreds of 8×12 shed building plans available for you to download ranging from simple shed s to mock houses complete with siding and shutters and stylish entrances. They may look wonderful but if you are inexperienced, go for a simpler model.
Think as well whether an ornate structure would fit in with your landscape. Remember that your shed will last you at least 10 years. Make sure that whatever you build, you’re happy to look at for that time. How long would it take for you to get tired of a Taj Mahal replica shed?
2.Most but by no means all 8×12 shed building plans come with a materials list. When I built my shed , I remember how great it was to take the list to various suppliers and get the best deal on the lumber. I even knew how many nails I had to buy! Cut charts are also awesome as you know exactly what size to cut your lumber before you hammer a nail in. If you take these cut sizes down to your local lumber yard they will do all the cuts for you. How reassuring will that be! All you have to do is to fit all then pieces together like a big puzzle. Last but not least are step by step instructions on how to build your shed, and detailed illustrations to go with them.
3.The most important feature of the 8×12 shed building plans you choose is that they will help you to check easily with your local building departments and neighbourhood covenants whether or not you are allowed to legally build this structure on your property. Most good plans will conform to building codes.
In the end I got 8×12 shed building plans that had a materials list, step by step instructions, skid joint outlay & stud placemenst, detailed illustrations, wall frame, rafter and rafter details. Even if it’s the first shed you’ve built, you’ll get it right first time and you’ll enjoy it!

Looking for Doghouse Plans?
August 4, 2010 Posted by adminFree Doghouse Plans Can Be Costly!
Last month I was jogging through the park in the rain when I heard this whining. I looked to see and out from the bushes came a soaking and rather smelly pooch. He was kind of cute too actually! He recognised a soft touch when he saw one and followed me home. There was no way my wife was letting him in the house though, so he found a temporary home on the porch. I called him Lucky. I checked out the pre-built doghouses but they cost a bunch of money and they didn’t look big enough at all. So I found myself looking for free doghouse plans online. They couldn’t be that hard to build could they? To cut a long story short I got what I payed for with the free doghouse plans I downloaded online. There were no dimensions and “the directions” just said. “To determine the size of the doghouse, first assess look at how big your dog is, and decide how much space he or she will need.” I couldn’t even make out the illustrations from chicken scratch. Just as well too that the neighbour looked over the fence to tell me not to use pressure treated lumber or our new found friend would have poisoned himself if he had taken a chew on the wood. Nowhere in these free doghouse plans were there any warnings about that!
Here comes the good news. Our new friend Lucky had a new kennel within two weekends!
I found awesome doghouse plans online that I payed a little bit of money for. Effectively I had access to the expertise of a guy who has successfully designed doghouse after doghouse. They came with step by step instructions, cut charts, 3D illustrations of the finished product. One of the best things was the material list. With that I got estimates from different supply yards and saved me many trips to the store. I even managed to impress my wife with all this efficiency!
I’ll tell you now that if the time and money I would have spent using those free online doghouse plans makes me shudder. Either our new pooch, “Lucky” would be sleeping in my bed or he would not be with us! At the end of the day, knowing that “Lucky “ is being properly cared for is priceless!
Don’t take the risk of harming your dog by downloading free doghouse plans online! Surely your pet deserves a dog kennel that has enough space and keeps him warm, comfortable, safe and dry?
